Rural areas

Certain businesses may be eligible for rate relief if they're situated in a 'designated rural area'. For Middlesbrough, the designated rural area is the parish of Stainton and Thornton.

Village shops and Post Offices are entitled to a 50% reduction in business rates if:

  • the rateable value is less than £7000 and the business is the only village shop or Post Office in the area.

Other businesses within the designated area may apply for discretionary relief if:

  • the rateable value of the property is less than £14,000
  • the business is of benefit to the local community

Remittance of rates on the grounds of hardship

Under exceptional circumstances, a business undergoing hardship may apply for all or part of the rate liability to be remitted by the council. Since part of this relief is met by local taxpayers, it's essential that you provide two years' audited accounts to establish the full financial situation of the business.
